Rules, safety and everyday information

The practical information owners ask about most, gathered in one place. Items marked for verification were carried over from the previous website and should be confirmed with the board before you rely on them.

Dog control & leash reminder

Dogs running loose or acting aggressively toward neighbors, hikers and passers-by has been a recurring problem in Elkhorn Ranch.

Owners are asked to keep dogs under control at all times. Use a leash any time your dog is off your own property, and keep dogs controlled on your property if they tend to wander.

Emergency vehicle access

Plan driveways so fire trucks and ambulances can reach your home.

A driveway width of 14 to 16 feet is recommended, with an entrance large enough for emergency vehicles to both enter and exit.

House numbers should be clearly visible both day and night.

Check with the Jefferson / Como Fire Protection District for current guidance.

Camping & common areas

Common areas should be kept clean, neat and natural. Overnight camping in common areas is not permitted.

Living trees should only be removed for construction, landscaping, or good conservation practices.

Where a private access road crosses a drainage, owners furnish a county-approved culvert; the covenants specify a minimum 15-inch size.

Check current Park County permit requirements before camping.

Building & architectural review

Building and use provisions in the covenants refer owners to Park County zoning requirements.

Plans for new construction and improvements go to the Architectural Control Committee before work begins.

Contact the committee chairperson for the current submission process and forms.

Burn permits

An annual burn permit is required for open burning in Park County, obtained through the fire district.

Confirm the current permit process and fee with the fire district, and always check current fire restrictions, before burning anything.

IMPOA burn pit

Individual Elkhorn owners have been able to purchase burn-pit use and volunteer for burn-pit duty.

Check with Indian Mountain whether Elkhorn owners currently have access.

Fire station dumpster

The dumpster at the fire station is not for public use. Owners renting out property should make sure renters dispose of trash properly.

Annual dues

Membership in EROA is automatic for tract purchasers in the subdivision. The covenants describe dues and fees and the possibility of a lien for nonpayment.

Dues notices are mailed to the address of record each spring. Please keep your mailing address current with the secretary.

Contact the treasurer to confirm the current amount, due date and payment method.

Water augmentation

EROA maintains a water augmentation plan for the subdivision, with plan maintenance handled under agreement with an outside provider.

Contact the board for the current status of the plan.

Internet availability

Fiber service has been reported as available in parts of Elkhorn Ranch. Check availability for your address directly with the provider.
